Being this close to the ocean means salt air and less shelter from onshore wind. Both matter for fabric choice and for how the fixings are specified.

This is why we survey before we quote rather than pricing off a plan. The same sized sail behaves differently on an exposed waterfront block than it does on a sheltered inland one, and the fixing points available to us are whatever the building actually gives us.
